Key Responsibilities

1. Handover / Testing & Commissioning Support

  • Assist the MEP Engineer and the T&C Committee in reviewing HVAC system commissioning results.
  • Perform on-site HVAC inspections and document all findings for the Asset Manager’s review.
  • Develop and update snag lists related to HVAC systems; follow up internally until closure.
  • Verify availability of HVAC-related T&C documentation (O&M manuals, test results, certificates).

2. Preventive Maintenance Monitoring

(Oversight only — not execution unless authorized internally)

  • Review maintenance records and confirm that the service provider has completed required tasks.
  • Assist the MEP Engineer in inspecting completed corrective actions.
  • Identify repeated issues and report root-cause observations to the Asset Manager.
  • Ensure all observations are independent, factual, and documented properly.

3. Monitoring & Verification of Vendor Performance

  • Conduct routine inspections of the HVAC service provider’s work (under Savills’ supervision).
  • Validate that preventive maintenance tasks are completed as per OEM standards.
  • Verify the condition of filters, belts, coils, ducts, chilled water systems, and cooling towers.
  • Observe but do not instruct service providers — report all findings to the MEP Engineer and Asset Manager.
  • Monitor equipment performance trends: temperatures, pressures, airflow, noise, vibration, etc.

4. Reporting & Documentation

  • Prepare daily and weekly technical reports summarizing HVAC system conditions.
  • Support the MEP Engineer in preparing monthly performance summaries for the Asset Manager.
  • Update asset condition checklists and contribute to the HVAC asset register.
  • Report any urgent HVAC concerns immediately through internal channels only.

5. Asset Preservation

  • Verify that HVAC systems are operated and maintained as long-term capital assets.
  • Inspect cooling towers for hygiene, corrosion, drift, and compliance with safety standards.
  • Support the MEP Engineer in conducting lifecycle condition assessment.

Qualifications

  • Diploma in HVAC, Mechanical Systems, or Refrigeration.

  • 7–10 years of experience in HVAC maintenance in commercial properties.
  • Strong knowledge of chillers, AHUs, FCUs, ventilation fans, and cooling towers.
  • Experience in commissioning support is preferred.
