Job Summary
The Technical Office Manager is responsible for overseeing all technical engineering operations for real estate development projects, ensuring compliance with designs, specifications, and industry standards. This role manages the coordination between site teams, consultants, contractors, and internal departments to deliver projects on time, within budget, and with the required quality.
Key Responsibilities
1. Technical & Engineering Management
- Review and approve engineering drawings, shop drawings, and material submittals.
- Ensure all technical documents comply with project specifications, authority regulations, and design requirements.
- Provide technical guidance and resolve engineering issues on-site and off-site.
- Lead the development of value engineering proposals to optimize cost and enhance efficiency.
2. Project Coordination
- Coordinate between consultants, contractors, procurement, planning, and site teams.
- Manage communication with design offices and ensure timely submission and approval of technical deliverables.
- Prepare and track technical correspondence, RFI responses, and design change requests.
3. Documentation & Quality Control
- Maintain full documentation of technical submissions, revisions, as-built drawings, and project records.
- Implement quality control procedures and ensure adherence to engineering standards and codes.
- Ensure compliance with safety regulations and project-wide quality assurance requirements.
4. Cost & Time Management
- Review BOQs, cost estimates, and variation orders.
- Verify quantity surveying outputs and oversee quantity take-offs for various trades.
- Monitor project timelines related to technical submissions and support planning teams.
5. Contractor & Consultant Management
- Review contractor claims, technical offers, and subcontractor proposals.
- Monitor performance and ensure all parties comply with project requirements.
- Conduct technical meetings and coordinate site inspections with consultants.
Qualifications & Requirements:
- Bachelor’s degree in Civil Engineering, Architecture, or a related field (Master’s preferred).
- Minimum 7–12 years of experience in technical office roles within the real estate or construction industry.
- Strong knowledge of construction methods, building codes, and engineering standards.
- Proficiency in AutoCAD, Revit, Primavera, MS Project, and other relevant software.
- Excellent coordination, leadership, and communication skills.
- Strong analytical and problem-solving abilities.
